Management Tip #3

Ice Cubes

It won't be a pretty sound, but tossing ice cubes into the garbage disposal helps break up grease and keep it clean. Every few weeks, toss in a handful of cubes, turn on the disposal and run cold water. Add some small orange, lemon or lime peels to ward off odors.

How to separate yourself from others when applying

System - Sunday, July 13, 2014

In such a competitive market with such low inventory it is important to be able to separate your application from the rest. This can easily be done with some easy preparation. The items below are nice to include when submitting an application for a rental property

  1. Cover Letter: (Information about you and your family)

  2. Offer Letter: (Employee offer letter to show job position and salary)

  3. Credit Report: (Chances are many management companies will run their own credit report but if you have your own from the past include that.)

  4. Complete Application: (Completed application requested by management)

  5. PaPay Stubs: (Your two most recent months of paycheck stubs for proof of income)

This not only will help the managers and the owners make a decision, but it will also expedite the application process if you have everything ready at the time you submit your application.

Where and When to Buy An Investment Property?

The Bay Area has a very strong rental market, which is continuing to increase with the expansion of more and more Silicon Valley companies. We are experiencing record high occupancy rates. Most rental companies are experiencing vacancy rates of only two or three percent. This is something that is extremely attractive to investors. It is at this time that property exchanges and investor purchasing picks up.

If you are looking to do an exchange on a current investment property or are looking to purchase one, please contact our buyers and sales department at 408-356-6893 Ext. 801.

The Importance of Lease Agreements

**DWM Properties New Service
If you are an owner who is considering not using a property management company, it is crucial that you know the importance of writing up a lease agreement that will protect you and your property should any problems arise. Legally, it is not a good idea to draft up your own lease agreement if you are not fully aware of all the laws and regulations. Instead, it is both simple and affordable to seek the help of a well established property management company to help you with the lease agreement and move in of a new tenant. Here at DWM Properties we have a service to do just that. We charge a small fee to help homeowners prepare their home for a new tenant, making sure all legal and safety codes are met. We write up the lease agreement and perform the move in as well. If this is something you are interested in please visit our contact us page and give us a call.

***If you decide to write your own based on what you read online, you should make sure to not miss the requirements made by the state. Fair housing laws must be followed as well. You cannot have a rental agreement that violates fair housing law.

Why Work With A Professional Management Company?

System - Sunday, May 4, 2014
#5 Peace of Mind Though this is sometimes the last to be mentioned, it is normally the most important. The main reason you want to work with a property management company is to allow yourself to have more free time to do the things you enjoy in life. Managing a property, and all that comes with it is a full time job. As a homeowner you don’t have to worry about the headache that can come with answering a phone call at 2:00 a.m. when the plumbing backs up. There is no stress because your property manager is on the job!

*Each day this week we will post another reason why homeowners should consider using a professional management company when leasing their home*

#4 Convenience

Your property management company should be full service, and offer unique and high technology access to your properties at real time. A professional property management company will handle everything for you from updates and remodels, turnovers and repairs, tenant screening, marketing of your properties and full financial bookkeeping. When you use a professional management company the goal is to release yourself from the stress of all those tasks listed above. This will allow you to sit back and enjoy collecting income on your investment.

Landscape Maintenance and Rental Properties

System - Monday, March 31, 2014
While residents want to rent a nice looking home, they often have no interest, time, or knowledge on how to maintain the property. They may agree to landscape maintenance in the rental contract but it can be difficult for a property manager or owner to enforce. The owner can charge the tenant for maintenance or include landscape maintenance but it is not always practical to increase the rent with the full cost, particularly if the landscaping on the property is extensive.
