TENANT APPLICATION PROCESS
- Perform a background check to verify identity, income, credit history, rental history, contact and speak with the current landlord and current employer etc.
- Notify Owner of applicants and include them in the decision making process.
- Draw up leasing agreement with agreed move in date
- Continue to market until deposit is received at the office.
- Review lease guidelines with tenants regarding things like rental payment terms and required property maintenance. Grant access to Tenant Portal website.
- Ensure all agreements have been properly executed
- Perform detailed move-in inspection with tenants and have them sign a report verifying the condition of the property prior to move-in.
- Collect first month's rent and proof of renters insurance at move in if not yet received.

ANNUAL AND SAFETY INSPECTIONS
- Perform annual safety inspections (inside and outside) on a predefined schedule looking for repair needs, safety hazards, code violations, lease violations, etc.
- Send owner reports on the condition of the property
- Provide accounting property management services
- Make payments on behalf of the owner (Mortgage, insurance, HOA dues, etc.)
- Detailed documentation of expenses via invoices and receipts
- Maintain all historical records (paid invoices, leases, inspection reports, warranties, etc.)
- Provide annual reporting, structured for tax purposes as well as required tax documents including a 1099 form
- Advise owner on relevant tax deductions related to their rental property
- Provide easy to read monthly cash-flow statements which offer a detailed breakdown of income and itemized expenses
MAINTENANCE, AND UPKEEP
- Establish a preventative maintenance policy to identify and deal with repair needs
- Provide a network of licensed, bonded and fully insured contractors who have been vetted for good pricing and good work that is up to code.
- Assign jobs to different parties (in-house employees, handyman and professional contractors) based on who will do the best job for the best price.
- Maintain and Provide Gardening Service (owners expense)

- Return the balance of the security deposit to the tenant
- Forward any portion of the owner’s portion of the tenant deposit to the owner or hold in owner reserves for repairs.

Discover Mountain View
The town of Los Gatos is an incorporated town in Santa Clara County, California, United States. The population was 29,413 at the 2010 census. It is located in the San Francisco Los Gatos at the southwest corner of San Jose in the foothills of the Santa Cruz Mountains. Los Gatos is an established neighborhood in the Silicon Valley. According to Bloomberg Businessweek, Los Gatos ranks 33rd in affluence in the United States.
The town's founding dates to the mid-1850s with the building of a flour operation, Forbes Mill, by James Alexander Forbes along Los Gatos Creek. The mill's two-story stone storage annex has been preserved as a museum just off of Main Street.
The settlement that was established in the 1860s was originally named for the mill, but the name was changed to Los Gatos after the Spanish land grant. The town was incorporated in 1887 and remained an important town for the logging industry in the Santa Cruz Mountains through the end of the 19th century. In the early 20th century, the town became a thriving agricultural town with apricots, grapes and prunes being grown in the area. By the 1920s, the Los Gatos area had a local reputation as an arts colony, attracting painters, musicians, writers, actors and their bohemian associates as residents over the years. The violinist Yehudi Menuhim lived there as a boy; the actresses Joan Fontaine and Olivia de Havilland (sisters) were graduates of Los Gatos High School, John Steinbeck wrote The Grapes of Wrath there (the location is now located in Monte Sereno), and Beat hero Neal Cassady lived there in the 1950s. Along with much of the Santa Clara Valley, Los Gatos became a suburban community for San Jose beginning in the 1950s, and the town was mostly built-out by the 1920s.
Downtown Los Gatos has retained and restored many of its Victorian-era homes and commercial buildings. Other notable buildings are the Forbes Mill annex, dating to 1880 and now housing a history museum; Los Gatos High School which dates from the 1920s; and the Old Town Shopping Center, formerly the University Avenue School (the school was established in 1882; the current buildings date to 1923).
A number of brick buildings in Downtown Los Gatos were destroyed or seriously damaged in the 1989 Loma Prieta earthquake, though the district was quickly rebuilt and has made a full recovery.
Recently the Main Street Bridge has emulated the Ponte des Artes bridge in Paris by displaying love locks for anniversaries and engagements.Source: Wikipedia
