Campbell Property Management: How to Price Your Rental Home

System - Sunday, January 4, 2015

Just like when choosing a price to put your home on the market for sale there are many factors that go into choosing a price for your rental home.

Step 1
Check online classifieds such as Craigslist for rental properties similar to your own in terms of size, location, amenities, condition and surrounding school districts. Keep in mind, though that it is important to understand why some of these properties have not been rented. There could be many factors but is price one?

Step 2
It’s important to remember that rents vary depending on the location of the property. Tenants will typically be willing to pay more for a unit located in close to parks, downtown, shopping, schools and restaurants.

Palo Alto Property Management: How To Qualify A Tenant

System - Sunday, December 28, 2014

It is important to take the time to find a good tenant. After all, a poor tenant can prove to be more costly in the long run than an empty home. Finding a qualified tenant is not always easy, but if you are consistent and do not let go of your approval requirements you should be fine.

Every landlord has a different set of standards, but generally you want to cover the following steps:

1) Credit Check   2) Verification of Renters Information 3) Landlord and Employment Verification

Here at DWM Properties once we show the property to the prospective tenant, we ask them to fill out and complete a rental application. Generally, a well-formatted application will include important personal information on the renter in order to help conduct necessary background checks.

System - Sunday, December 21, 2014

As a property owner, you want to ensure that your tenants will have smooth transition moving out of your rental home. Whenever you receive a 30 day notice, it is important you send out confirmation that you have received it along with any move out instructions in the form of a letter.  This is important because it will let them know what you expect to be cleaned in order for them to get their full deposit returned. Also make sure and state the pro-rated or last months rent that they will still need to pay to you directly. This helps with any confusion on what is owed. Using a property management company such as DWM Properties can help insure a smooth move out process. Please call us with any questions or details on additional move-out steps. Visit our website for more information on Atherton Property Management

Bonus Note:

Send your letter out to your tenant immediately, and legally you must give them the opportunity to request a pre-move out inspection. Happy Thanksgiving: Avoid Grease Down The Drains

System - Sunday, November 23, 2014

With all the wonderful things Thanksgiving has to offer, such as turkey dinners, family gatherings, and football, there are some things you need to be cautious of in your home. For household drains and aging sewers, the worse thing you can do is put your excess grease down the pipes, and into the sewers.

In the heat of the moment and in the chaos in the kitchen, the simplest way to get rid of fat from turkeys, bacon and roasts is down the kitchen drain. There it will remain clogging the pipe and trapping food scraps until the only solution is to call the plumber.

The best solution is to save a tin can and wait for the grease to cool a bit before pouring in in. It will eventually solidify, and at that point you can throw in in the trash. No plumbing issues, no calls to the plumber, but lots and lots of leftovers!

Cupertino Property Management: How to Optimize Your Rental

System - Sunday, November 16, 2014

There are some simple and affordable ways to optimize your rental property in Cupertino in order to get the best rental value. It is important to think about first impressions when deciding where to remodel. When you think of a home it is crucial to focus your time on the rooms that a family will be spending most of their time, such as the kitchen, dining, and family rooms. For a rental property you do not have to break the bank for a remodel. What is important is that it is clean, functional, and updated. Properties that are updated and remodeled tend to rent more quickly and for a higher price. An example would be to focus on putting in granite counter tops or updated appliances instead of changing out the cabinets. A nice staining or paint job can easily convert those warn cabinets into a new fresh look. Also, just updating the lighting in your family room to recess lighting can make a huge difference.

Think of yourself as a prospective tenant walking into your unit for the first time, what is the first thing you notice, and is it aesthetically pleasing or something you wish looked different? That is a great place to start when deciding where to remodel.

If you have questions or would like our professional opinion on the current condition of your income property please call at DWM Properties 408-356-6893. We would be happy to come out and give you some useful and free advice.
